My name is Michael Bonadonna. My wife Lorie, son Thomas and future baby to be born in April have just bought a house. It took us a long time to find the right home for us, however we did it eventually. It would not have been possible with out the help of Kai Cheng and Michael Costa.

We met Kai and Mike in June of 2006 and like most buyers, my wife and I had limited funds and did not have the common down payment of 20% to avoid PMI. Mike and Kai showed us all the houses in our desired areas and our price range. It must have been really hard for them to deal with us because of our financial situation, but that did not stop them from being professional, courteous, honest, kind and understanding. Together we have seen over 100 houses, and for some people it may not take as long as it took for us, it’s just that my wife happens to be very picky.

Mike and Kai have many connections in the real estate industry; they introduced us to our mortgage broker, home inspection agent, and lawyer. Once our bid was accepted, and the contract signed, Kai and Mike pointed us in the right direction as far as the proper utility company to get in touch with (electric, Oil Companies, etc.), how to get in touch with the town in which we bought the house, and also how to file for the Star Program to reduce our taxes. In the end, it is Mike and Kai’s negotiating skills that got us a great deal on our new home, it is their diligence that made the deal go so smoothly, and it is their friendship that made the whole ordeal of finding the perfect house worth the effort.

In all honesty, I never knew that buying a house entailed so much time and effort; it would be at times very stressful, however with the help of Kai Cheng and Michael Costa it made the whole experience a lot easier for myself and family.

What can I say – first, you are a gentleman and for this business that’s a plus because there’s not much out there in the world anymore.
